If you’ve been watching the news lately, you’ve probably heard plenty of mixed messages about the housing market. National headlines can be dramatic “Prices Cooling Rapidly!” or “Is a Crash Coming?” but when it comes to real estate, local trends matter most.
Here in Venice and the Suncoast area, our market tells a more nuanced story.
Yes, compared to the peak in early 2022, we’ve seen some softening in prices, especially in neighborhoods where inventory has grown or homes need more updates. But our area continues to attract buyers from across the country because of our coastal lifestyle, vibrant community, and year-round sunshine. That demand helps keep our market active, even with the shifts we’ve experienced.
Lifestyle Appeal – Beaches, golf, boating, arts, and culture; Venice is a dream destination for retirees, second-home buyers, and remote workers.
Limited Prime Inventory – Even with new construction, the supply of move-in ready homes in desirable neighborhoods is limited.
Relocation Demand – Many of our buyers are coming from higher-priced markets, meaning they can still see value here.
Both condos and single-family homes have felt the impact of today’s market. Prices have come down from their peak, and buyers now have more choices, which means they’re being selective. Most are looking for move-in ready homes and want any “deficiencies” or repairs addressed before closing. For sellers, this makes pricing correctly, staging effectively, and making necessary updates more important than ever. The right strategy can still attract strong offers and help you stand out in a competitive market.
Today’s market is giving buyers more choices, which means competition among listings is higher. Sellers who want to stand out should focus on three key areas:
Price It Right – Align with current market data and buyer expectations from the start.
Prepare the Home – Make necessary repairs, complete updates, and present the home in move-in ready condition.
Stage for Success – Whether traditional or virtual, staging helps buyers visualize living in the home.
Homes and condos that check these boxes are still selling, and often more quickly, while those that don’t tend to sit on the market and invite price reductions.
If you’ve been waiting for a dramatic drop in prices, you might be waiting a while. The real opportunity right now comes from:
Motivated sellers willing to negotiate
More inventory than last year in certain price points
The chance to buy before demand picks up again in season
The Venice market is adjusting, not collapsing. Whether you’re buying or selling, understanding local data, not national headlines, is the key to making smart decisions.
