Understanding the Florida Homestead Exemption

If you’ve recently purchased a home in Florida, it’s important to know about the Florida Homestead Exemption and how it can save you money. As part of the Save Our Homes Act, this exemption can significantly reduce your property taxes—but only if you file for it. Unfortunately, not every homeowner is informed about this benefit, as I saw firsthand with a recent seller who missed out on substantial savings by not applying for the exemption.

Let’s break it down so you can avoid the same mistake.

What Is the Florida Homestead Exemption?

The Florida Homestead Exemption offers property tax relief to homeowners who use their Florida property as their primary residence. The exemption can reduce the taxable value of your home by up to $50,000, leading to significant annual savings on your property taxes. In addition, the Save Our Homes Act limits the annual increase in assessed value to 3% or the change in the Consumer Price Index, whichever is lower, providing further protection against rising property taxes.

Why It’s Important to File

When you purchase a home where the seller had a Homestead Exemption in place, you benefit from that exemption for the remainder of the year in which you purchased. However, this exemption does not automatically transfer to you for future years. If you bought your home in 2024, the seller’s exemption will expire at the end of the year, and you’ll need to file for your own Homestead Exemption to enjoy the benefits starting in 2025.

Failing to file means missing out on tax savings and losing the cap on assessed value increases, which can result in higher property taxes over time.

Who Is Eligible?

To qualify for the Florida Homestead Exemption:

  • The property must be your primary residence as of January 1, 2025.
  • You don’t need to have lived in the home for an entire year or even part of the previous year. What matters is that it’s your permanent residence as of January 1.

How to File

Good news: You don’t have to wait until 2025 to file! The application process is straightforward and can be done at your local county property appraiser’s office or online.

  • Here’s what you’ll need:
  • Proof of ownership (such as a deed).
  • Florida driver’s license or ID card showing your new address.
  • Florida vehicle registration and voter’s registration (if applicable).
  • Social Security numbers for all owners.

The deadline to apply for the 2025 tax year is March 1, 2025. Don’t miss this important date!
